Pre-Listing Services

We will walk through your home and make suggestions for repairs and improvements that will ensure your home looks its best in order to achieve top-dollar. Once a scope of work is defined, we will help you identify and manage vendors and contractors as needed.

Staging & Design

We will bring in a professional stager who can help highlight key selling features and maximize the spaces within your home to help create an emotional connection with would-be buyers.


The value of your home is partially measured by the overall square footage and oftentimes county records are inaccurate. We will have your home professionally measured by an appraiser to ensure we maximize your list price.


Almost all home searches begin online, which means your home has to make a great first impression through photography. We always utilize a professional photographer to make our clients’ listing stand out from the rest.


A home’s written description tells a story and should elegantly describe the overall feel and educate potential buyers about the key features that may not be obvious from photos or the other listing details.

Pricing Strategy

One of the most critical elements of the listing process is determining the list price that will yield your desired net return by taking into consideration similar sales in your neighborhood, market trends and buyer demand.

We personally call every agent who visits your home to gain valuable insights that will aid in making strategic changes to our marketing plan as needed and share this report with you weekly.

Process Management

Once an agreement is reached with a buyer, we closely track all critical timelines of the transaction and maintain open communication with all parties including the buyer’s agent, lender, the appraiser, escrow, and title.

Offer Negotiation

We take the time to fully vet offers from potential buyers by having detailed conversations with the other agent as well as the buyer’s lender, if applicable, to help our sellers weigh the pros and cons of every offer and leverage that information in order to position our client for the best possible outcome.


We will work with you to address or mitigate any inspection item requests or repairs from buyers to keep your transaction on track for closing.


Once the inspection has been completed and is satisfactory, the lender will then order the appraisal to verify the value of the property for lending purposes. We will meet the appraiser at the property and provide him or her with comparable sales and other important pieces of information to help validate the contractual sales price.

Signing and Closing

Once loan documents are received by the escrow company, you will review and sign closing documents, typically 2-3 days prior to the closing date. On day of closing, title will be transferred, your net proceeds will be paid, and the new buyer(s) will pick up his/her keys. Congratulations on a successful sale!
