Whether this is your first home purchase or one of many, when you work with our team you can rest assured that your wants, needs, and interests are our top priority. We take the time to make sure that you understand each step of the home buying process, arming you with the tools and information necessary to ensure that you are educated, comfortable, and confident when making a purchase decision.

The home buying process can seem daunting, especially in a competitive market like Seattle, which is why we break it down into manageable, action-oriented steps that will position you for success:

Loan Qualification

Understanding your financing options, the costs associated with financing a home purchase, and submitting a formal loan application with a mortgage lender is an important first step to ensure your home buying experience is a success.

Viewing Property

Once you’ve received formal pre-approval from your lender of choice, we will begin touring homes that meet the search criteria we’ve discussed.

Offer

Once you have identified a property to purchase, we will work together to develop a comprehensive offer strategy, schedule any pre-offer due diligence, draft the necessary paperwork, and present your offer to the seller.

Earnest Money

After you have reached an agreement with the seller, you will need to deposit earnest money per the terms of your agreement. This deposit will be applied to your down payment amount at closing.

Due Diligence

Based on the offer strategy we’ve agreed upon, your due diligence period may occur either before the presentation of your offer or after you’ve reached an agreement with a seller. This period allows you to conduct any necessary home inspections, including a sewer scope, as well as verify additional information about the property such as square footage, zoning, permit history, etc.

Appraisal

Once the inspection has been completed and is deemed satisfactory, the lender will then order the appraisal to independently verify the value of the property for lending purposes.

Underwriting

Upon receipt of an acceptable appraisal, the loan will enter final underwriting. Once approved, loan documents will be drafted and sent to escrow prior to your signing appointment.

Signing & Closing

The escrow company will schedule your signing appointment upon receipt of your loan documents, usually a day or two before your specified closing date. On the day of closing, your loan is funded, title is transferred and recorded with the county, and you officially receive the keys – making you a homeowner!

How long does it take to buy a home?
It varies, however the typical timeline we see is 30 to 60 days spent actively searching for a home and another 30 to 45 day span from the time you reach mutual acceptance on a home to closing – with a potential 5 to 10 day inspection period that runs congruent with your closing timeline.

As you can see, things have the potential to move very quickly, which is why we recommend engaging with our team and getting your financing in order well before you begin actively searching for property. It is important to note, however, that some buyers may take longer to find a home they love because they are highly specific about their search criteria and current inventory limits their available options, so by no means is this timeline a hard and fast rule. We are happy to work at whatever pace you’re most comfortable with, whether you’re looking to move right away or months down the road.
