Inventory on Capitol Hill remained low in December with the total number of homes available for sale increasing by just 1 property month over month. This slight “slow down” (if you can really call it that) is typical considering most sellers don’t want to pile on the stress of selling their house during the holiday season. Buyers were still active though, with 11 properties previously under contract closing during the month and another 5 homes going pending.:

 

The total months of inventory is still hanging around 1 month as well, which is great news for sellers as we quickly approach the spring selling season:

 

The average days on market increased slightly to 24, which is still incredibly low and sellers received 99% of their asking price on average:
